The Villages (Villages 1, 2, 3, 4, 5, & 10) HOA's provide various services including: Maintenance & Landscaping of the Common Areas; Exterior Painting; Roof Repair and Replacement (except Village 10); plus Structural Hazard/Fire Insurance.

Nepenthe Association HOA provides Maintenance and Landscaping of the Common Areas; Exterior Painting; Roof Repair & Replacement, Repair & Replacement of Exterior Siding and Trim; Repair and Replacement of Patio gates & exterior Fences; Structural Hazard/Fire Insurance,  plus $100,000 Flood Insurance Policy. 

Campus Commons Residents and their guests enjoy Exclusive Access to Clubhouse Facilities, Swimming Pools, Spa, Sauna (Nepenthe), Tennis Courts, and Fitness/Exercise rooms. Other benefits enjoyed by Campus Commons owners include access to beautifully landscaped common grounds featuring expansive lawns, specimen trees, flowering shrubs and miles of paved pathways surrounding two lakes, fountains, and a waterfall.  

HOA monthly dues range from $220 to $390 per month.

Park Corporation

Manages the Campus Commons Clubhouse and its seven (7) acre Recreational Complex for the benefit of all 571 homeowners in Villages 1, 2, 3, 4, 5, & 10. In addition to the Clubhouse, facilities include Swimming Pools, Diving Pool, Spa, Barbeque area, Tennis Courts, Exercise Room, Wood-working shop and two picturesque lakes with a connecting waterfall. The Park Corporation also publishes and distributes a monthly newsletter providing Village HOA news, information, calendar, and social activities in the community.

Nepenthe Association HOA

Consisting of approximately 590 homes by Robert C. Powell, Nepenthe common area facilities include the main clubhouse/office, exercise room & sauna, small social cabana, four (4) swimming pools with two (2) spas, eight (8) tennis courts and open common areas across 85 acres. Nepenthe HOA publishes and distributes a monthly newsletter providing news, information, calendar, and social activities in the community.
